• Site Review
An initial review of the site and
conditions is essential to eliminating surprises during design
and construction. We spend time studying the site location and
it’s constraints to anticipate developmental issues
including site access, visibility, adjacent building proximity
and topography.
• Existing Building Evaluation
When the proposed project involves a
remodel or expansion, we examine the building to review
existing conditions. We survey, with our consultants, the
structure, mechanical, plumbing and electrical in order to
provide recommendations to clients for further evaluation of
existing conditions. We have found from experience that these
surveys allow for better coordination of future work, reducing
surprises during construction.
• Code Analysis
We contact local planning and building
departments and other appropriate jurisdictions directly with a
standard checklist of questions that establishes local
requirements. With this information, we can set realistic time
schedules for the review process and confirm budget needs
considering code issues. When developmental issues exist that
require special approval, we meet with building officials and
review all criteria that determines required documentation. We
tailor construction documents to local requirements, which
streamlines the review process.
• Design Presentation
Every project must be approved by various
committees and jurisdictions, we provide the tools to complete
each project. This includes plans, elevations, color boards,
models, and renderings as necessary to secure required
approval. We attend committee meetings to present the project
and explain how the design meets the needs and purposes of our
clients.
• Agency Submittals
Various community reviews and approvals
may be required. We are experienced at preparing packages for
Planning Commissions, City Councils, and Design Reviews. We
attend meetings to present concepts and answer questions
from community members. We stand beside our clients every step
of the way to streamline processes and keep the project moving.
• Construction Documents
We provide complete architectural and
engineering design (through a list of our qualified
consultants) documentation including, but not limited to
structural, electrical, mechanical and plumbing design. Our
documents are produced digitally making electronic information
readily available to our consultant team.
• Plan Check Submittal
We submit documents for plan checking and
construction permits. We monitor the submittal package as it
passes through review departments and provide all additional
information requested. We research to suggest methods that
expedite the process and keep projects on track. We also
monitor and expedite the review of drawings within the Building
Department.
• Qualified Contractors
Having a qualified, competitive and
cooperative contractor is essential to every successful project
we complete. We provide qualified contractors references in
each geographical area of development. Contractors will be
pre-qualified through prior experience with this office or
through thorough investigation of past work and current
operations.
